Mobile Home Rules and Regulations
Please read over our rules and regulations. We take great pride in our community and our regulations help keep our community clean, attractive and a great place to call home. Our annual property inspection helps to insure the quality of our property as well as your home which benefits the whole community. Please feel free to let us know if you have questions about our regulations.
Home Occupancy
Each family member/occupant must be listed on your rental agreement. lf you have someone living with you who is not on your agreement, you will be given a notice to vacate our community. No subleasing is allowed. If you sell your mobile home, the buyer must be pre-approved if the mobile home is not going to be removed from property.
Pet Policy
Only pets 30 lbs or under will be accepted. Your pet must be registered in office and a pet policy signed with current vet records and picture. You will be charged a monthly $20 pet fee for a 2nd pet. Two pet limit.
Pets are to be on a leash when outside your home. No tie outs or pet enclosures of any kind. You are responsible for pet clean-up. A $25 pet clean up fee per occurrence will be charged for failure to clean up behind your pet. You are responsible for your own pet. Failure to comply with these rules will result in eviction.
Lawn Care
You can arrange for the park to do your lawn. lf you cut it yourself and grass gets high (seedlings on top), park maintenance will cut your grass and charge you accordingly. The Border around your home should be clear of weeds. You are welcome to plant flowers around your home or patio as a border but you cannot dig ' them up and leave holes when you leave. Flower pots need to be on patios- not sitting out on lawns. No plastic flowers outside please. No burning is allowed.
Storage
All personal items outside your home must be stored in an approved storage building or underneath your home. (Tools, toys, lawn equipment, flower pots, bottles, chemicals, etc.)
Building/Construction
No construction of any kind is allowed on property without written permission from management. No room additions or porch enclosures are allowed- New storage buildings must be approved in writing- metal only.
No homemade wood buildings- the type, size and location must be specified. New decks/steps must be approved.
No digging of any kind. No fences, tarps, tents, or enclosures of any kind are allowed. No clothes lines. Your skirting must be secure and maintained around your home. A landscape border (at least 30 inches) out from your skirting is recommended to protect your skirting from lawn equipment. Park is not responsible for damage to skirting.
Pipes should be wrapped for winter freeze conditions. All water leaks must be repaired immediately. Failure to do so may result in extra charges for water use.
Conduct-
Our quiet time is between 10 p.m. and 7 a.m. Excessive noise, music or immoral conduct will not be tolerated during any time of the day. The speed limit through the park is 7mph. You are responsible for your guests. Excessive visitors or traffic in and out of the mobile home park will not be allowed.
Dumpsters are for tenants only
Garbage must be in a garbage bag. Household garbage only. illegal dumping fee will apply.
All mobile homes must have current year Tift Co. Tax decal. Take old ones off. Do not stick to outside of your home. Homes must also have a lot number posted on front right corner of home visible to street and emergency personnel.
Property Inspection
lf maintenance or repairs are needed at your home, you will be glven thirty (30) days to complete these. lf you fail to make needed repairs, you will be given notice to remove your home from the park.
Homes, storage buildings and lots will be checked for proper window curtains or blinds. Yellowed or broken blinds must be replaced. Skirting and exterior of mobile home must be kept up and in clean condition. Any exterior paint that is faded, rubbing off or has black stains, rust or mildew will have to be painted. Roofs that are rusting or discolored will need re-coating. Wooden decks and/or steps that are peeling or rotting will need re-painting or replacing. Weeds/overgrown landscape must be maintained.
Personal items outside of your home must be properly stored. No boats, RVs, swimming pools, trampolines, swing sets, gym equipment, nor inoperable vehicles are allowed. All items not in use must be stored, including children’s toys, etc.
Porches/Decks/Outdoor Furniture
Outdoor furniture may only be placed on porches, decks, or patios. Any items placed on porches or decks must be visually appealing. You may not use porches as storage areas. Management reserves the right to determine what is visually appealing.
Vehicles
Each vehicle (with tag information) must be listed on your rental agreement. lt is your responsibility to notify management of changes. You are provided (2) parking spaces. Do not park in grass or behind your home. You may not wash your vehicles nor perform any mechanical work on vehicles in the park. Vehicles must have current tag registration, be in running condition and no flat tires- otherwise they are in violation and will be towed at your expense. No trailers, work equipment or boats allowed on your site. Loud Motorcycles and ATV’s are not allowed in park/ no unlicensed drivers. Music must be turned down once entering the park. Speed limit is 7 mph so as to consider children and walkers. This is strictly enforced.
